Privacy Policy

This policy explains what personal information Antemor (operated by Gabriel Feu Gomes, an individual based in Brazil, "Antemor", "we", "us") collects when you use antemor.com and the Antemor platform, why we collect it, who we share it with, and the choices you have. By using Antemor you agree to the practices described here.

Information we collect

Information you provide

• Account details: your email address and a password, which we store only in encrypted form. If you sign in with Google, we receive your email address and basic profile information such as your name.
• Your deal box settings: the strategy, target margin, costs, and limits you configure so reports reflect how you buy.
• Your searches and reports: the parcels you research and the reports we generate and keep in your history.
• Outcome notes: if you record what happened with a parcel, such as an offer you made or a sale, we store what you enter to improve the accuracy of future reports.
• Messages: anything you send us by email.

Information collected automatically

• Usage and device data: your IP address, browser and device type, pages viewed, and similar technical information recorded in our server logs and, where enabled, through website analytics.
• Cookies and local storage: a sign-in token stored in your browser to keep you logged in and, where enabled, analytics cookies. See "Cookies" below.

Payment information

When you subscribe or buy reports, payment is processed by Stripe. Your card details are entered with Stripe and handled under Stripe's privacy policy. We do not receive or store your full card number. We retain order records such as the plan purchased, amount, date, and status.

How we use your information

We use your information to provide and operate the platform, including generating reports from your deal box; to create and secure your account and keep you signed in; to process payments, manage subscriptions, and meter report usage; to improve the accuracy and quality of our research, including learning from outcome data you choose to record; to respond to your messages and provide support; to send service messages about your account, billing, or material changes to these policies; to detect, prevent, and address fraud, abuse, and security issues; and to comply with our legal obligations.

Where the GDPR or similar laws apply, our legal bases are performance of our contract with you, your consent for optional analytics and marketing, our legitimate interests in operating and improving the service, and compliance with law.

How we share your information

We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We share information only with service providers that help us run Antemor, and only as needed for them to perform their function:

• Stripe, for payment processing;
• Google, when you choose to sign in with Google;
• Render, which hosts our application and database in the United States;
• Hostinger, which hosts our website;
• website analytics providers, where enabled.

We may also disclose information if required by law, to enforce our Terms, or in connection with a merger, acquisition, or sale of assets, in which case we will require the recipient to honor this policy.

Google user data

When you sign in with Google, our use of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements. We use Google sign-in only to authenticate you and create your account. We do not use Google user data for advertising and we do not sell it.

Data sources in reports

Reports draw on public and third-party data about parcels, such as government flood and wetland records, county and state parcel records, soil survey data, and mapping data. This data describes parcels, not you, and we do not send your personal information to those sources.

How long we keep your information

We keep your account information and report history for as long as your account is active and as needed to provide the service, comply with law, resolve disputes, and enforce our agreements. You can ask us to delete your account and associated personal information at any time, subject to records we must retain, such as transaction records for tax and accounting.

Your rights and choices

Depending on where you live, you may have the right to access, correct, delete, or receive a copy of your personal information, to object to or restrict certain processing, and to withdraw consent. California residents have rights under the CCPA and CPRA, including the right to know, delete, and opt out of the sale or sharing of personal information; we do not sell or share personal information as those terms are defined. Residents of Brazil have rights under the LGPD. To exercise any right, write to contact@antemor.com. We will respond as required by applicable law, and you will not be treated differently for exercising your rights.

Cookies

We use a small number of cookies and similar technologies: an essential sign-in token that keeps you logged in, and, where enabled, analytics cookies that help us understand how the site is used. You can control cookies through your browser settings. Blocking the essential sign-in token will prevent you from staying logged in.

Security

We protect your information with measures including encryption in transit (HTTPS), encrypted storage of passwords, and access controls. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

International transfers

Antemor operates from Brazil and hosts data in the United States. If you access the service from another country, your information will be transferred to and processed in these locations, which may have different data protection laws than your own.

Children

Antemor is intended for businesses and adults. It is not directed to children, and we do not knowingly collect personal information from anyone under 18. If you believe a child has provided us information, write to contact@antemor.com and we will delete it.

Changes to this policy

We may update this policy as the service or the law changes. When we make material changes, we will update the date above and, where appropriate, notify you. Your continued use after a change means you accept the updated policy.
